VA Mortgages - Information Available

There is a growing number of American Service Members that are coming home and looking to settle down and buy a house. One of the great benefits that these great men and women have earned is the VA Home Loan Guaranty, or VA Mortgage.

Basically, the way VA Mortgages work is that the VA Home Loan Guaranty Service guarantees a portion of the veteran's mortgage to reduce the risk of loss to the mortgage lender. Because the risk of loss is reduced, the lender is able to charge lower interest rates and fees to the veteran, allowing the veteran to obtain affordable quality housing.

An added benefit is that since there is significantly less financial risk to the lender they can lend money to veterans that may not otherwise qualify for a mortgage. Again, this helps the veteran obtain affordable quality housing.

Unfortunately the process for obtaining VA Mortgages is not always very easy. Many veterans lack the knowledge to move through the process without help and because the paperwork is a little more detailed than conventional loans many lenders don't pursue the VA home loan option as vigoriously as they should. As a result many veterans and service members that would otherwise qualify for VA Mortgages let their entitlement go to waste.

Steps to Buying a Home

Buying a home can be a complicated and stressful experience, but if you follow these easy steps to buying a home.

1. Determine What You Can Afford

Figuring out what you can afford can be a little tricky. There are online mortgage calculators that can help you determine the maximum loan you can afford. Your best bet is usually to contact your a mortgage lender for a preapproval.

2. Get a PreApproval

You want a mortgage preapproval, not a mortgage prequalification. With a mortgage preapproval the mortgage lender obtains a copy of your credit report, determines your monthly liabilities, verifies your monthly income, and determines how much money they will lend you to purchase a home.

3. Find a Good Realtor

Working with a good realtor will make the homebuying process much easier. The are tips to finding a good Realtor available on this blog.

4. Shop For A Home

Compile a wish list for your home. Be sure to include all the items your new home "must" have and all the items that you'd like, but are not essential. Include items such as a garage, swimming pool, number of bathrooms, etc. Give the list to your Realtor. Make copies of the list and use it as a checklist when you view homes.







5. Make an Offer

Have your Realtor work on the process with you. You're offer will either be accepted or denied. You may even receive a counteroffer. All offers should be contingent on receiving an acceptable home inspection.

6. Have the Home Inspected

Once your offer is accepted you should have the home inspected. Use a certified home inspector, not your Uncle Vinny that "knows a lot about houses." Your home is a big investment. This is not the spot to try and save money.

7. Get Home Owner's Insurance

Shop around for the best rates and coverages. Make sure you understand any terms that may be specific to your area, such as flood insurance, earthquake coverage or hurricane damage.

8. Close the Deal

It may seem like you are signing a phone book worth of papers, but make sure you read and UNDERSTAND everything. There are many homes in foreclosure now because home buyers did not understand the terms of their mortgage.

For quite a while I've been thinking about where and when I am going to retire. I love living in Rochester, NY, but as I get older and my arthritis gets worse I think more and more about moving south. When I was in the Army I was fortunate enough to travel throughout the country and of all the places I visited I think I liked Charlotte, NC.

I think my plan now is to look for Charlotte homes for sale and find one that will work as a rental property for a few years. If I can find a Charlotte porperty that I can buy cheaply and will allow me to make positive net income I will proceed.

I've been searching online with all the generic search terms I can think of. "Charlotte homes for sale," "find Charlotte homes, "find a home in Charlotte," and so on. I guess I will need to contact a Realtor in Charlotte to find a Charlotte property for sale that will work for my purposes.

Who would have thought it would be so hard to find Charlotte homes for sale?
